Thank you for your interest in our homes!  Here are some guidelines to fill out an application.

APPLICATION GUIDELINES

Each household member age 18 and over must submit a completed application and pay an application fee of $40.00.  Application fees are paid online and are non-refundable.

Income - Applicant must have verifiable monthly income. Verifiable documents include current pay statement for last 30 days, new employee offer letter if recently hired, award letter for social security/child support, and bank records for self-employed,  

Rental History - Applicant must have verifiable rental or mortgage payment history for last 24 months.  Living with family members is not an acceptable form of rental history.  

Credit History - A credit report will be completed on each applicant age 18 and older.  
An eviction within the last 3 years and any balances owed to a prior landlord will result in an automatic denial.  Any applicant with an open bankruptcy will be automatically denied.  

Some applicants may be conditionally approved in certain instances:  credit challenges or short rental history.  If conditionally approved, applicant could pay up to 2 months security deposit.

Criminal Background Check- Each occupant age 18 and older must undergo a criminal background check.  Applicants will be denied for certain felony convictions.

A state-issued photo ID of each applicant age 18 and older must be submitted along with application.

Processing time and approval or denial is 72 hours from the time we receive all requested information and application fee(s).  Missing information will increase the processing time.

A $200 non-refundable Administrative Fee is charged for each home rental.  Administrative Fee must be paid prior to move-in.
